Under the Hello Student brand it operates purpose-built, modern accommodation in prime spots in university towns and cities. According to its website, it's "all about creating homes, not halls".

Students have the choice of studios, shared flats or townhouses. Bills are included in the rent, along with free contents insurance. Fast broadband connections, work and study spaces, gyms, cinemas, security systems and onsite staff come with the homes.

Empiric Student Property is listed on the stock market and manages its central services, such as IT, facilities and finance, in-house.
